As you drive into Our Rd, you will see beach/water access sign at the end of a short road. Plenty of parking space up to 4 cars.
Outdoor picnic fun space under the house is the perfect spot to relax!
-We provide picnic style charcoal grill for you to show off your BBQ skills and enjoy a great meal at the outdoor picnic table with plenty of seat for your whole family or group. Have some fun playing Corn Hole bean bag toss games or LadderBall games.
-Up the stairs back decks, you will enter the house from back deck door

-2nd Partial Ocean view room with Comfy Queen bed, brand new smart Roku TV

-Top floor loft with Memory Foam comfy King bed, separate access from back deck or can use stairs inside, remote workstation with large window to enjoy beautiful Gulf view, comfy desk/chair, 1 Gig Internet plan with Wi-Fi extenders, couch, large smart TV with Roku, Blu-ray player with Blu-ray/DVDs
-spiral staircase may not be suitable for children under age 14 without adult supervision or those with mobility issues, There is a separate access from back deck to the top floor loft with King bed.
Beach supplies: Beach chairs, wagons, umbrella, beach toys, beach towels, cooler, private outdoor shower with hot/cold water
-Fun games: Corn hole bean bag set, Giant Connect Four, Laddle ball games, Jazzminton Paddle Game, Badminton Pickleball Net - Height Adjustable Portable Net for Junior Tennis, Kids Volleyball & Soccer, and Backyard Games, Family Friendly Board Games
You will have access to our family beach cottage with partial gulf views and only a minute walk to beach access. Locked storage closets are not part of the guest access. Outdoor picnic tables, Adirondack chair and tables, beach chairs/wagon/toys/umbrella/beach towels and coolers, fun outdoor games are provided for your enjoyment.
-Very convenient location just steps from 2 beach access and also general store and Sassy Bass restaurant is behind the house.
-Concierge grocery delivery maybe available with advance planning.
-Limited access to top floor loft via narrow spiral staircase for those with mobility issues. Children under age 14 need adult supervision.
-No Party, No noises, No smoking of any kind, No Marijuana or illicit drugs.
-See pet policy. Must disclose any pets, need additional pet fee and approval to bring a pet
-Guest who reserve our home must meet minimum age requirement of 25 and no third-party booking allowed.
-Maximum 12 guests including children. Additional guest fee will apply for changes or unregistered guests.
-Rental Agreement must be signed electronically and provide Proof of ID with 48 hours of booking or your door access code will not be activated
-There is security deposit hold (not charged) during your stay and will be fully released if no damage or violation of rental agreement.
-Trip cancellation insurance recommended as we cannot refund beyond cancellation policy.
-It is our desire for our guests visiting our family beach vacation home to have a safe and comfortable stay, cherishing moments, and wonderful memories with their loved ones. Please let us know if you need anything special or how we can help make your stay wonderful.
***Pets policy*** (Total rent does not include Pet fee. Pet(s) will be accepted only after confirmation that they meet criteria and additional pet fee paid)
* Up to 2 dogs, additional fee for second dog required as it is not in the initial total (must be minimal shedding, nonaggressive breed, under 50 lbs, at least 1 year old, house trained, vaccinated for rabies and all other vaccines, treated for heartworm prevention) are allowed, no cats or any other animals. Guest must agree to pet policy below and sign the rental agreement.
* Nonrefundable pet fee (additional if appropriate pet fee hasn't been added already in initial total) is required; dog breed and photo of dog required. Undeclared pets are subject to a penalty fee per the rental agreement terms.
*Guests are responsible for any liability regarding their pets and agree to keep their dog(s) supervised, under leashed in outdoor and under control at all times.
*Dog(s) are not allowed to be left alone in the home.
*Guests agree to pay any additional costs for any damage done by dog(s) if not entirely covered by security deposit.
*If damages are not reported but are found by owners/agent, necessary replacement or repair costs will be paid by the guests
*Guests agree to adhere to local ordinances, leash laws and licensing requirements.
*Guests agree to clean up after their dog(s) & dispose of their waste promptly.
*Guests agree to keep dog(s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. Guests will remedy any complaints immediately.
* No dogs on beds
*No personal dog beds or other such items should be put in the washer or dryer!

NOTE TO TRAVELERS; Our cancellation policy will not be altered in any way if you or anyone in your group contract or are impacted by Covid. The current state of the world and pandemic is serious, and we are not diminishing it by any means. For those choosing to travel at this time, you are doing so with the understanding that Covid may affect your group. Please choose to get travel insurance if you want to protect your need to cancel outside of our policies..

There is a security deposit hold of $700 (not charged) during your stay and will be fully released if there is no damage or violation of the rental agreement.
Penalty, Cancellation & Refund Policy
Trip cancellation insurance is strongly recommended as we cannot refund beyond cancellation policy.
Guest receives 96% if cancellation occurs more than 45 days before arrival; Guest receives 50% if cancellation occurs more than 30 days before arrival; No refunds within 30 days of arrival.
